Terms of Service

These Terms of Service (“Terms”) govern your access to and use of Propertira.
Propertira is a service operated by Origin Collective Limited, a private limited company registered in England and Wales, company number 16566341, with registered office at 124-128 City Road, London, England, EC1V 2NX (“Origin Collective”, “Propertira”, “we”, “us” or “our”).
By creating an account, subscribing to a paid plan or otherwise using Propertira, you agree to these Terms. If you do not agree to these Terms, do not use Propertira.
Nothing in these Terms limits rights that cannot lawfully be excluded under applicable consumer law.
1. Who may use Propertira
You must be at least 18 years old and legally capable of entering into a contract to use Propertira. You may use Propertira for rental properties you own, for rental properties you are authorised to manage, and for legitimate personal or business property-management purposes.
You must not create an account using false identity information or use another person's account without permission. If you use Propertira on behalf of a company, partnership or other organisation, you confirm that you have authority to bind that organisation to these Terms.
2. Consumers and business users
Some users may qualify as consumers under applicable law while others may use Propertira in the course of a business or profession.
Consumer means an individual acting wholly or mainly outside their trade, business, craft or profession. Business User means a person or organisation using Propertira wholly or mainly for trade, business, craft or professional purposes.
Certain legal rights described below apply specifically to Consumers. Nothing in these Terms removes mandatory consumer rights that apply to you because of where you live.
3. What Propertira does
Propertira is a rental-property financial tracking and analysis tool. It allows you to enter information such as:
- rental income
- recurring property costs
- mortgage payments
- one-off expenses
- property information
- historical financial information
Propertira then uses those values to display calculations, estimates, cash-flow information, comparisons, projections and related portfolio information.
Propertira does not collect rent from tenants, manage leases, provide banking services or act as a property manager unless the service explicitly states otherwise in the future.
4. Accounts
You need an account to use the private Propertira dashboard. You are responsible for:
- providing accurate registration information
- keeping your login credentials secure
- maintaining access to your registered email address
- activity carried out through your account
Please notify us promptly if you believe your account has been accessed without permission. You must not share credentials in a way that circumvents plan limits or security controls.
5. Your property data
As between you and Origin Collective Limited, you retain the rights you have in the property, income, expense and other information you submit to Propertira. You give us a limited permission to:
- store that information
- process it
- calculate results from it
- display it back to you
- back it up where applicable
- otherwise use it as necessary to provide, secure and maintain Propertira
This permission lasts only for as long as reasonably necessary to operate the service and handle data in accordance with our Privacy Policy and applicable law.
You are responsible for the accuracy and lawfulness of information you enter. Propertira calculates results using the information you provide, so incorrect or incomplete data may result in incorrect or incomplete calculations.
6. Tenant and third-party personal data
Propertira is designed primarily to track property-level financial information. It is not intended to be a storage system for unnecessary sensitive information about tenants or other individuals. Do not upload unnecessary:
- identity documents
- bank-account information
- medical information
- special-category personal data
- passwords
- payment-card information
- other highly sensitive personal information
If you enter personal data relating to another person, you are responsible for ensuring that you have a lawful basis and appropriate authority to do so.
7. Free, Plus and Portfolio plans
Propertira currently offers:
- Free — up to 1 accessible property.
- Plus — up to 5 accessible properties, together with the Plus features described on the Pricing page.
- Portfolio — up to 20 accessible properties, together with the Portfolio features described on the Pricing page.
The exact current features and prices are displayed on the Pricing page before purchase. The Pricing page and checkout form part of the information provided to you when you subscribe.
Demo properties do not count toward your real plan limit.
8. Paid subscriptions and automatic renewal
Plus and Portfolio are recurring subscriptions. Depending on your selection, subscriptions are billed monthly or annually.
Unless cancelled, a paid subscription automatically renews for another billing period of the same duration. By subscribing, you authorise our payment provider to charge the applicable subscription price and any properly disclosed applicable taxes at each renewal.
Before you subscribe, Propertira shows:
- the plan
- billing frequency
- subscription price
- applicable plan limits
- any taxes that must be disclosed
- how to cancel
There are no hidden charges and no pre-selected paid extras.
9. Payment processing
Payments are processed by Stripe, or another payment provider clearly disclosed to you. Propertira does not store your complete payment-card number or CVC.
Payment providers may process billing information in accordance with their own privacy and service terms. A successful payment does not override Propertira's secure subscription verification: paid access is granted only after the subscription has been properly verified.
10. Prices and taxes
Current prices are shown on the Pricing page and during checkout. The amount you must pay is shown before you confirm your purchase.
Where applicable law requires consumer-facing prices to include tax, Propertira displays pricing accordingly. Where tax depends on information such as customer location and is calculated during checkout, any amount payable is disclosed before you complete the purchase.
Property currencies inside Propertira do not determine subscription billing currency. For example, tracking a property in EUR or CZK does not necessarily change the currency in which your Propertira subscription is billed.
11. Price changes
We may change the price of paid plans from time to time. A price change will not retroactively change a billing period you have already paid for.
Where a price change will affect a future renewal, we will provide reasonable advance notice and any additional notice required by applicable law. If you do not wish to continue at the new price, you may cancel before the new price takes effect.
12. Cancelling a subscription
You may cancel a paid Propertira subscription at any time through the available billing-management tools. Where the subscription is managed through Stripe, this can be done through Settings → Plan & Billing → Manage Subscription.
Unless applicable law, checkout information or the subscription interface states otherwise, ordinary cancellation takes effect at the end of the current paid billing period. If you cancel during a paid monthly or annual period, your paid access normally continues until the end of that period.
After the paid period ends, your account moves to the applicable lower plan, normally Free unless another plan has been selected. Cancellation stops future automatic renewals. Cancellation does not automatically entitle you to a refund for a billing period already supplied, except where required by applicable law or expressly stated otherwise.
13. UK and EU consumer cancellation and withdrawal rights
If you are a Consumer, applicable law may give you a statutory cooling-off or withdrawal period for an online subscription. For many UK and EU distance service contracts, this is generally 14 days from entering into the contract.
These statutory rights exist separately from your ordinary right to stop future subscription renewals. Nothing in these Terms limits a statutory cancellation or withdrawal right that applies to you.
If you ask Propertira to provide paid service immediately during a statutory cancellation period, applicable law may allow us to charge a proportionate amount for services supplied before you withdraw, provided the legal requirements for doing so have been satisfied.
14. How to exercise a statutory withdrawal right
If a statutory withdrawal right applies, you may exercise it by making a clear statement that you wish to withdraw from the subscription. You may use:
- the withdrawal function provided in your Propertira account where available
- our Contact page
- the model cancellation form at the end of these Terms
You do not have to use the model form. We will provide acknowledgement of a valid electronic withdrawal request where required by law.
15. EU online withdrawal function
Where Propertira offers qualifying online distance contracts to Consumers in the European Union, an easy-to-find online function is provided so eligible Consumers can exercise their statutory withdrawal right during the applicable withdrawal period. It is reachable from Settings → Plan & Billing and labelled “Withdraw from contract”.
Where legally required, it allows the Consumer to provide or confirm:
- their name
- information identifying the relevant subscription contract
- the electronic contact method to which acknowledgement should be sent
After submission, confirmation of receipt is provided on a durable medium, such as email, without undue delay. The function is shown where a statutory withdrawal right applies and during the relevant period. Statutory withdrawal and ordinary subscription cancellation are different concepts and remain separately available.
16. Immediate access during a cooling-off period
Propertira subscriptions normally provide access shortly after successful payment. Where UK or EU consumer law requires an express request before service begins during a statutory cooling-off period, the subscription flow collects that request clearly and never pre-ticked, in wording such as:
“I request immediate access to Propertira during the statutory cancellation period and understand that, if I exercise a right to withdraw after service has begun, I may be required to pay a proportionate amount for the service already supplied where permitted by law.”
If the precise requirement differs under the law applicable to a particular Consumer, we follow that mandatory rule.
17. Refunds
Except where required by law or expressly promised at checkout:
- cancelling stops future renewals
- subscription fees already charged are generally not automatically refundable
This does not affect statutory consumer rights. Where a Consumer validly exercises a statutory withdrawal, refund or cancellation right, any refund and any permitted deduction for service already supplied will be handled in accordance with applicable law. Refund requests outside statutory rights may be considered through customer support.
18. Failed payments
If a subscription payment fails, Stripe or Propertira may attempt to recover the payment or ask you to update your billing information. A failed payment does not immediately delete your property data.
If payment remains unresolved, your paid access may eventually end and your account may move to a lower plan. Any properties exceeding the new plan limit will be handled under the locked-property rules below.
19. Downgrades and locked properties
Propertira preserves property data when a subscription ends or a user moves to a plan with a lower property limit. However, a lower plan does not provide full access to unlimited stored properties. Current limits are:
- Free: 1 accessible property
- Plus: up to 5 accessible properties
- Portfolio: up to 20 accessible properties
If your account contains more properties than your new plan permits, properties above the limit may become locked. Locked properties remain stored subject to our Privacy Policy but cannot normally be:
- edited
- actively tracked
- updated with new income or expenses
- included in What If scenarios
- included in active comparisons
- included in paid portfolio analytics
- accessed through paid reports and historical analysis
Propertira may allow you to choose which permitted properties remain accessible when a downgrade takes effect. If you do not make a selection, Propertira may use a reasonable method, such as keeping the most recently updated properties accessible.
Locked properties are not deleted merely because you downgrade, and access can be restored by upgrading to a plan that supports the relevant number of properties. Plan limits must not be bypassed by repeatedly switching which locked property is active.
20. Account deletion
You may request deletion of your Propertira account through the available account settings. If you have an active paid subscription, Propertira will clearly address that subscription before account deletion becomes effective — deleting your login must not leave you unknowingly paying for an inaccessible recurring subscription.
Account deletion does not automatically create a right to a refund except where required by law. Some billing, transaction, security or legal records may need to be retained after account deletion where required or permitted by law. Personal-data deletion and retention are explained further in our Privacy Policy.
21. Acceptable use
You must not:
- attempt to access another user's account or property data
- bypass authentication or plan restrictions
- probe, scan or exploit security vulnerabilities
- interfere with Propertira's operation
- intentionally overload the service
- use automated systems to scrape Propertira at unreasonable scale
- reverse engineer the service except where the law expressly permits it
- copy or resell Propertira as your own competing service
- upload unlawful, infringing or malicious content
- introduce malware or harmful code
- use Propertira for fraudulent or illegal activity
- attempt to bypass subscription charges or property limits
Reasonable ordinary use of your own data is permitted.
22. Not financial, investment, tax, accounting or legal advice
Propertira is an informational tool. It does not provide:
- financial advice
- investment advice
- tax advice
- accounting advice
- legal advice
- mortgage advice
- property valuation advice
- recommendations to buy, sell or hold property
Propertira does not know your complete financial, legal or tax circumstances. Status labels such as “Strong Cash Flow”, “Positive Cash Flow”, “Thin Margin” and “Negative Cash Flow” describe calculations based on information entered into the service. They are not investment ratings or recommendations.
Consult an appropriately qualified professional before making important financial, tax, legal or investment decisions.
23. Calculations and estimates
Propertira calculations are based on:
- information supplied by users
- configured mathematical formulas
- assumptions shown in the application
Results may differ from:
- accounting profit
- taxable profit
- actual future cash flow
- formal property valuation
- lender calculations
- professional financial analysis
Projections and What If scenarios are estimates only. Future results are not guaranteed. You are responsible for reviewing your inputs and deciding how to use the results.
24. Keep your own important records
Propertira is a convenience and analytical tool. It should not be your only copy of legally or financially important information. Where appropriate, keep independent copies of records you need for tax, accounting, mortgage, legal, insurance or regulatory purposes.
25. Service availability
We aim to keep Propertira reliable and available. However, internet services can experience:
- maintenance
- bugs
- outages
- security incidents
- third-party failures
- circumstances outside reasonable control
We do not promise that Propertira will be uninterrupted or completely error-free. Nothing in this section removes any statutory rights that cannot lawfully be excluded, including applicable rights relating to digital services supplied to Consumers.
26. Changes to Propertira
We may improve features, update functionality, replace features, modify technical infrastructure or retire features that are no longer practical.
We will not intentionally make a material reduction to the core functionality of a prepaid paid plan without reasonable notice or an appropriate remedy where required by law. If Propertira is discontinued entirely, we will provide reasonable notice where practicable and handle prepaid subscriptions in accordance with applicable law.
27. Updates and digital-service rights
Consumers may have mandatory legal rights when a digital service is faulty, not as described or not supplied in conformity with the contract. Depending on the law that applies, these may include rights to:
- have the service brought into conformity
- receive an appropriate price reduction
- terminate the contract in qualifying circumstances
- receive other statutory remedies
Nothing in these Terms limits such mandatory rights.
28. Third-party services
Propertira relies on third-party technology providers. These may include services providing:
- payment processing
- hosting
- databases
- authentication
- email delivery
- infrastructure
Some aspects of Propertira may therefore depend on third-party availability. Where third-party services have their own terms or privacy notices, those may also apply to your direct use of their services. Nothing in this section removes responsibilities that applicable law places on Origin Collective Limited.
29. Intellectual property
Propertira, including its software, interface, branding, graphics, original content, layout and design, is owned by or licensed to Origin Collective Limited, except for third-party and open-source materials belonging to their respective owners.
Subject to these Terms, we give you a limited, non-exclusive, non-transferable right to use Propertira for its intended purpose. You may not reproduce, distribute, sell, sublicense or commercially exploit Propertira except where we give permission or applicable law permits it. Your property data remains subject to the rights described in Section 5.
30. Feedback
If you voluntarily send us suggestions, ideas, bug reports or feature requests, you allow us to use that feedback to improve Propertira without owing compensation for doing so. This does not transfer ownership of your property or financial data.
31. Suspension and termination
We may suspend or terminate access where reasonably necessary, including where:
- you seriously breach these Terms
- we reasonably believe the account is being used fraudulently
- you create a security risk
- you attempt to access another user's data
- you intentionally interfere with the service
- continued service would be unlawful
Where reasonable and safe, we will provide notice and an opportunity to remedy the problem. We may act immediately where necessary to protect users, Propertira or third parties. If we terminate a prepaid paid service without fault on your part, we will handle any unused prepaid period fairly and in accordance with applicable law.
32. Our liability to Consumers
If you are a Consumer, nothing in these Terms excludes or limits liability where it would be unlawful to do so. This includes liability that cannot lawfully be excluded for:
- death or personal injury caused by negligence
- fraud or fraudulent misrepresentation
- breach of mandatory consumer rights
- other liability that applicable law does not allow us to exclude
If we fail to comply with these Terms, we are responsible for loss or damage that is a foreseeable result of our breach or failure to use reasonable care and skill, subject to applicable law. We are not responsible for loss that was not reasonably foreseeable.
Propertira is not intended to guarantee the financial performance of a property, and we are not responsible merely because a property investment performs differently from a calculation, projection or scenario shown in the application. Nothing in this section removes your mandatory statutory rights.
33. Our liability to Business Users
If you are a Business User, to the fullest extent permitted by law we are not liable for indirect or consequential loss or for loss of:
- profits
- revenue
- business opportunities
- goodwill
- anticipated savings
Nothing excludes liability for:
- death or personal injury caused by negligence
- fraud
- fraudulent misrepresentation
- any liability that cannot legally be excluded
Subject to those exceptions and any mandatory legal requirement, our aggregate liability to a Business User arising out of or relating to Propertira will not exceed the greater of £100 or the subscription fees actually paid by that Business User to Propertira during the 12 months immediately preceding the event giving rise to the claim. This limitation applies only to the extent it is legally enforceable.
34. Events outside our reasonable control
We are not responsible for delay or failure caused by circumstances outside our reasonable control, to the extent permitted by law. Examples may include widespread internet outages, major hosting failures, natural disasters, war, government action and major telecommunications failures. We will take reasonable steps to reduce disruption where practicable.
35. Changes to these Terms
We may update these Terms when necessary because of:
- changes to Propertira
- new features
- legal requirements
- security requirements
- changes to our business
Minor changes may take effect when posted. For material changes affecting existing users, we will provide reasonable notice through Propertira, email or another appropriate method where required. Where applicable law requires consent rather than notice, we will obtain the required consent.
Changes will not retroactively remove rights relating to a period already paid for unless applicable law permits it. The current version and its last-updated date will always be available on this page.
36. Governing law and disputes
These Terms are governed by the law of England and Wales, where Origin Collective Limited is registered.
If you are a Consumer, this choice of law does not deprive you of mandatory consumer protections that apply under the law of the country where you normally live, and you may bring proceedings in courts available to you under applicable consumer and jurisdiction rules.
If you are a Business User, the courts of England and Wales have exclusive jurisdiction over disputes arising from or relating to these Terms, unless applicable law requires otherwise. Before starting formal proceedings, we encourage you to contact us so that we can try to resolve the problem.
37. General terms
If a court finds part of these Terms unlawful or unenforceable, the remaining provisions will continue to apply. If we do not immediately enforce a provision of these Terms, that does not mean we have permanently waived it.
You may not transfer your account or your rights under these Terms without our permission unless applicable law gives you that right. We may transfer our rights and obligations as part of a legitimate sale, restructuring or transfer of Propertira, provided this does not reduce mandatory Consumer protections.
Nothing in these Terms creates a partnership, agency or employment relationship between you and Origin Collective Limited. For Business Users, these Terms together with any information expressly incorporated into them constitute the agreement relating to use of Propertira, subject to applicable law.
