Reading your cash flow result
Cash flow answers a practical question: at the end of the month, is the property adding to your bank balance or drawing from it? It ignores value growth and tax entirely, so it is the most honest short-term measure a landlord has.
A negative result is not automatically a problem, and a positive result is not automatically a success — it depends on your own situation, which no calculator can know. What matters is that the number is accurate, and that means keeping your costs up to date.
